step two, it becomes possible to narrow the field to only those properties

collaboratively with our buyer clients, we usually focus on 5 to 10
properties, out of the hundreds that are available, to actually do site
visits, and request detailed financial information for further analysis.

These copyrighted spreadsheets have been taught to MBA students studying
real estate, and have been described as the "best real estate analysis
tools I've seen in 30 years" by Peter Allen, a professor of real
estate at
the University of Michigan. Developed and refined over a period of 9
years, these spreadsheets reduce complicated investment return on any
type of property into a single number that can be compared across
alternative investments.
